14 Concerns with the Isakson Living East Cobb Proposal

The Concerned Citizens of East Cobb is a grassroots organization dedicated to protecting the East Cobb community from overdevelopment.  
Overview:  Isakson Living's development proposal for a large-scale CCRC (Continuing Care Retirement Community) on the Tritt property located right next to East Cobb Park is not a good plan. We support senior living, but the Isakson Living proposal is far too immense with 845 units planned in addition to other onsite amenities in a multi-story apartment complex-type development.  There are so many reasons why this proposed development is inappropriate for this particular property, but we have limited the list to the top 14 reasons. 
Too Intense for this Area 
  1. Traffic on Roswell, Johnson Ferry, Old Canton and other roads would be gridlocked.
  2. The size and scale are massive, and the Footprint would be as big as 2 Georgia Domes.
  3. Too many Units per acre planned for this Low Density Residential area.
  4. More than 1.5 times as many units planned as Isakson Living Park Springs.
Senior Care Topics
  1. According to the CCRC code Cobb County adopted in 2008, the property is located too far from a hospital.
  2. Affordability issues with the proposed CCRC and the average retirement income for Cobb citizens.
  3. According to national CCRC standards and even in comparison with Isakson LIving Park Springs, the proposal's ratio of assisted living units (11%) to independent units (89%) is too low.
  4. According to the CCRC code Cobb County adopted in 2008, a full three (3) years is allowed until on-site nursing care is required.

Unfair to Nearby Schools
  1. School bus & car routes would all be negatively impacted by the increased traffic.
  2. Driving, walking and biking to and from these highly rated schools would be less safe.
  3. The development would negatively impact East Cobb Park and Sewell Mill Creek, and less green space overall would be available for children.

Damaging to the Environment 
  1. The high amount of impervious surface could worsen erosion and flooding in this area.
  2. The Sewell Mill Creek watershed, which flows into the Chattahoochee River, could be negatively impacted.
  3. The underground parking garage could negatively impact the underground aquifers. Also, the blasting may affect nearby home foundations.
