Too Intense:  Traffic Gridlock on Major Roads in East Cobb

Picture
The traffic would be gridlocked on Roswell Road and nearby major roads, including Indian Hills Parkway, Johnson Ferry Road, Old Canton Road, Providence Road, Robinson Road and others. The traffic impact from the Isakson Living East Cobb and soon-to-be-completed WellStar Health Park cannot be overstated.  The combined totals would add upwards of 5,000 cars a day on Roswell Road alone, and this road only averages 36,000 cars a day now!   That would be a massive traffic increase for this community, creating traffic gridlock literally overnight.   We can only assume Roswell Road would need to be expanded to a 6-lane highway to accommodate the increased traffic, and that of course that would involve more traffic delays.

To understand the traffic better, let's compare the traffic impact of the first (987 units) and second (845 units) Isakson Living proposals to a potential subdivision on the property.  As explained here, we think that maximum number of houses built on the Tritt property could be 97, and it would most probably in fact be less, between 63 and 80 homes.  We do still hope that the property could be a Park, but a subdivision developer could buy this property and build without a zoning change.
